Position Description:

The Senior Project Manager’s primary role is to provide overall administrative and technical direction for all projects they are assigned.  Working closely with the entire team (especially with the Superintendent), the Senior Project Manager will direct and participate in all aspects of project delivery including estimating, cost management, budget forecasting, scheduling, subcontract negotiations and client management.  The Senior Project Manager is responsible for leading all aspects of a project’s construction phase and supports the Project Executive during the preconstruction phase. The Senior Project Manager serves as the primary point person for daily interaction with the client and design team.  Also has senior management ability for development and oversight of a team and capability of delivering a multi-phased project or multiple smaller projects on a concurrent basis.

 

Core Responsibilities:

  • Develop strong proactive relationship with the Design Team and Owner
  • Lead the Subcontractor procurement and developing scope sheets (Exhibit D)
  • Participate in the project preconstruction process
  • Develop strong relationship with the Client by constant communication of schedules, financials and construction progress
  • Ability to provide all aspects of financial management including cash flow, project cost projections, change orders, contingency management, general conditions, etc. utilizing the BOND financial management software
  • Anticipate and manage any cost exposure
  • Work with Accounting to provide the monthly pay application
  • Understanding and implementation of the Subcontractor Payment Management software
  • Understanding of how to implement Subcontract/Vendor contracts and Purchase Orders
  • Ability to analyze trade partner wage rates and approval of same
  • Lead weekly internal team meetings
  • Solve construction issues that arise and settle disputes
  • Assist in the development and maintenance of the construction schedule. Monitor schedule and collaborate with the team and subcontractors regularly to meet milestones.
  • Support the Company Safety Program and participate in Safety training and meetings
  • Analyze work load and staffing levels pro-actively and work to resolve issues related to manpower issues
  • Chair the weekly Owner meeting (if applicable) and set regular meeting rhythm in general
  • Participating and understanding the MEP/FP coordination process
  • Provide a monthly report for the Owner per the company standard as required
  • Track and manage insurance requirements and verify project builders’ risk is in place
  • Track and manage payment and performance bonds if required
  • Understanding of OCIP/CCIP implementation
  • Understanding of audit provisions per the Owner agreement
  • Keep upper management informed by providing Monthly cost reports including forecasting of labor and Subcontractor exposure
  • Ensure project documentation and all drawings are kept current on a weekly basis
  • Ability to track material deliveries to the site and constantly maintain a “required on job” log to make sure the construction material is on the project site on time
  • Review and analyze submittals to ensure compliance and quality control with Contract documents
  • Lead the closeout by providing the required closeout documentation per the Specifications
  • Developing a financial closeout matrix for Subcontractor/Vendors
  • Oversee the punch-list process and ensure that the team is managing pro-actively
  • Assists in the developing, tracking and complying with the project QA/QC program
  • Understand and solve issues regarding staffing, performance management, EEO and non- discrimination

Qualifications:

  • BS in Engineering, Construction Management, related degree or equivalent relevant work experience.
  • Excellent building skills with ability to anticipate project issues and be proactive in their resolution
  • OSHA 30-Hour training
  • Knowledge of cost management software, Oracle scheduling software, quality control and punch-list software, and Microsoft Office

The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
